"Royalty"...what a name...huh?

My brother, Jim, told me that if you pick a name like that, your looking for trouble. He also said that "You better be able to back that up with a home that has tons of "Wow" factor." Well, I think we have that covered. As you read on I am sure you will come to agree that there is no other house on Marco Island (or anywhere else we know of), that combines this unique blend of charm, luxury, attention to detail and sheer elegance into any residence, much less one that you can make your own as you create your very own "Marco Magical" vacation memories to cherish for years to come.

Royalty applies a concept of "Scaling" the bed/bath configuration of make it affordable for smaller groups. Basic rates (quoted in the rate section) are based on the home being rented as a 4 bed, 4 bath configuration to 8 people or less. This home can be scaled up to a 6 bedroom, 4 1/2 bathroom home with inflatable mattress in the playroom to support sleeping for 14 total. Note: we LOCK OFF the bedrooms you do not rent.
First, lets talk about location. the words "Yeah....we got that!!!"immediately leap to my mind. Royalty is located adjacent to Leigh Plumber park. Leigh Plumber is a wonderful, passive park (no noisy sports stuff going on), with a duck pond and walking path. We especially like bringing bread over to feed the duckies and geese that call the park their home for much of the year.

Royalty is majestically situated on a quiet Col-de-sac on the North side of the island just minutes drive to the Judge Jolly bridge. The central nature of Royalties location makes trips to shopping on Collier and San Marco a snap. Tiger Tail beach, with it warm white sand, tropical breeze and majestic views is just a short drive either by car or bicycle. The "Out" to Marco River by water is about 6-8 minutes.

Having built several times on Marco previously, we knew how to attend to every detail a discerning renter looks for. These details were integrated into a smooth, free flowing design the affords living space in abundance, while providing all the luxuries one might expect from a fine hotel.
Let me share with you a little bit of the process we went through, as I believe the pictures speak best to the result. First, we took what in my opinion, one of the nicest waterfront lots on the island.

A huge factor was that this lot offered loads of waterfront viewing opportunity. We have front and rear waterfront views from both the first and second floors. These are not just a typical "Cross Canal" views. Royalty's back looks down the canal toward the west allowing for your enjoyment of Marco's incredible sunsets while you bask in the pool or spa. Of course we have a dock (actually 2) and 2 wave runner lifts (bring you own waver runner).
Next we looked at the best way to capitalize on this incredible location's huge, long water view and oversized frontage (116Ft as opposed to most homes with 80ft). We had to factor into this equation everything I have learned that people want from my 5+ years of renting homes on Marco Island.
I can tell you there was a lot to think about. One area that commanded our focus was how to build a truly majestic water frontage area. We though that the tiered retaining wall with the colorful, fragrant plants and royal palms strategically placed was a good place to start.

Another key learning we applied was that size really does matter when it comes to a Vacation home. People want space to spread out and enjoy themselves. Even small parties like the ability to explore different areas in a home and seek out the place they feel most comfortable. Well, to put things in context, a typical Marco Island home is probably between 1600 and 1800 Sq Feet.
Normally a large vacation home is considered to be around 2,000 Sq feet and is typically still a 3 bed, 2 bath home with one (or possibly two) common living rooms. Royalty is 3,400 Sq Feet under air. She is a 6 bed, 4 1/2 bath home with a Private office, a Media room, a Great room, a Living room and a Play room.
Our experience told us that building a home of this dimension is a difficult, time consuming and complex task. With this knowledge, we agonized over every detail and were intimately involved in the design and construction that makes "Royalty" the reality you see before you. Frankly we believe the result is nothing short of awe inspiring.

Of course, where do people spend much of their "At Home" time? Well, its the pool area. The challenge for us was to create a resort type feeling within the context of a home. This was fun (we got to spend lots of money). First, a wonderful heated pool with a spa is a must. Make the pool "Fast Heating" if possible and use a pool heater that employs technology with the minimum potential to break down. Best to put some beautiful tile murals in the pool and light them with a multicolored light.

It makes no sense to have such a wonderful pool, if people cannot enjoy sitting by it. That is why our lanai boasts central audio, a pool side grill center with granite counter and refrigerator, a table and three seats in the pool (yes, in the pool), seating for 12 at the lanai tables, lounge chairs for 6 people and that killer view we mentioned earlier (shown above).

In Royalty both the Dining room (right) and Office (left) have French doors that open onto a portico in the front of the home (seen below). Both these rooms enjoy water views across the street in front of the home.

The sitting room offers seating for 4 on the couch and chair. The fireplace is gas with a wireless remote for ease of use. This is a wonderful room to sit and enjoy the views of the pool and waterway beyond. The Paddle fan (shown below) create a relaxing, tranquil effect to supplement Marco's tropical ocean breezes.

The Dining room below offers seating for 6 (potentially 8). The French doors can be opened to the Portico allowing for an additional feeling of openness to be created. Architectural details abound in the pillars, tile work, etched glass doors and double tray ceiling. This room is adjacent to the Kitchen.
The Kitchen boasts a Granite counter, 2 ovens, 2 dishwashers, "State of the Art" appliances. Seating for two at the breakfast bar. Of course it is fully stocked with everything we could think of. There is a private pantry with additional storage space for your stays provisions.

The Great room offers a coffered ceiling (not shown), huge, dual paddle fan, 36" LCD TV with DVD player, 4 recliners (sofa and love seat). This room offers expansive view of the waterway and pool area and access to the lanai via one of the two 8' sliding doors.
Royalties Private office is connected to Master Bath. It can easily be closed off from the rest of the house to make the Master Bedroom/Bath/Office area a private retreat. This room offers a wonderful view of the water both to the front and rear of the home. It included a raise panel, roll top desk, Computer, Multi Function center (print, copy, scan, fax), 16 button digital phone, wireless access, Ethernet access via dual port hub, local source MP3/IPOD input.

The Master bedroom (King) includes a 36" HD LCD w/DVD and Central Audio (w/local source inputs) and Ethernet access. Their is a fireplace and direct access to the lanai area/pool via sliding doors. An ironing station opens out from the wall to allow easy of ironing while enjoying the other amenities the room affords.

The Master bath Suite offers his and her sinks, granite surfaces, a Jacuzzi tub, a dual head, walk-in shower and private toilet area (with phone). Of course it is the glass etching that we believe makes the room complete. This room also allows access to the central audio system for the house. Access to the walk-in closet is provided from the master bath.

Royalty has a distinction of offering 2 King and 2 Queen bedrooms in its layout. The first Queen bedroom is located on the main floor. It can be closed off with the pool bath to create a Queen Bedroom suite. The room offers one of the nicest waterfront view in the home. Included in the rooms amenities a ceiling fan, sliding doors to lanai, central audio access with local source input, Ethernet access, a LCD TV with DVD Player and access to the Royalties intercom via the digital phone system.

The pool bath provides a full, oversized shower. This room can be accessed from the lanai area, the queen bedroom or the common hallway. Access from the common hallway and lanai can be locked out to make this room a suite with the queen bedroom.
Located on the rear left of Royalties lower guest section is the downstairs Twin bedroom. Like the Queen bedroom, the bathroom connected to this bedroom can be isolated to become a suite. This room offers perhaps the best waterfront view of any bedroom in the home. Included in the rooms amenities a ceiling fan, sliding doors to lanai, central audio access with local source input, Ethernet access, a LCD TV with DVD Player and access to the Royalties intercom via the digital phone system.

The Twin bedroom and Playroom share a full bathroom w/bathtub. Pocket doors can be used to lock off either end of the bathroom.

This is the one!!! The one the kids (and parents like myself) will thank you for. The Play Room. This room can share a bath with the twin bedroom shown above, but does not need to. Here we have the 60" rear projection TV. Of course no TV this big would be worth its salt unless you could "Game" on it. We provide an X-Box 360 (X-Box Live connection - Bring your profile) w/4 Wireless remotes (and several games) as well as Nintendo Game Cube (and several games). You also can enjoy a DVD or VHS Video. For the less "Screen" inclined, there is Foosball, Puzzles and Board games.

Lets have a look upstairs....(Believe it or not, there is still more)
Shown below is the 2nd floor Media Room with Wet Bar (sink and refrigerator) and 36" TV with Surround Sound. This room allows easy access to the three upper bedrooms, bathroom and balcony.

The Upstairs King bedroom can function as yet another suite (if you lock off the bath from the adjacent Queen bedroom - shown below). Included in the rooms amenities a ceiling fan, French doors to the upstairs porch, central audio access with local source input, Ethernet access, a TV with DVD Player and access to the Royalties intercom via the digital phone system.

The shared upstairs bathroom is accessed from either the Queen or King bedrooms. It offers a full size shower, toilet and sink.
